Mike walks the job

Repairs first
Rotted wood replaced, stucco cracks cut out and patched, drywall made good, gaps caulked and sealed. This is the part that decides whether the job lasts seven years or three.

Wash and prep
Exteriors are pressure washed. Loose material is scraped back, bare surfaces primed, and everything not being painted is masked off.

Paint
Sprayed, brushed or rolled depending on the surface and the finish. Interiors get furniture moved and covered and floors protected.

Exterior repaints
Florida sun and humidity are what age an exterior, not time. A professional job here lasts seven to ten years on average — the low end for a house in full southern or western exposure, the high end for a shaded lot.
Before we paint, the house is pressure washed, stucco cracks are repaired, rotted fascia and soffit are replaced, and everything is caulked and sealed. Skipping that is how a three-year paint job happens.
Interior repaints
Interior paint lasts as long as you want it to, so the questions are different: which sheen for which room, whether recurring mildew in a bathroom or kitchen needs treating first, and what color you can live with.
We move and cover the large furniture, protect floors and fixtures, repair drywall and match texture, and can take popcorn ceilings off and replace them with knockdown, orange peel or smooth.
